San Francisco: Prices Drop on Telegraph Hill

41 Castle St., San Francisco, CAFor millionaires it must always be a good time to enter the housing market. After all, they can still afford a home when prices are high, and now that they're low again, million-dollar bargains abound. Recent price drops in San Francisco's Telegraph Hill make the area worth looking at again.

I recently wrote about a stunning condo for sale in the Telegraph Hill neighborhood that had its price drop by 5 percent. Now I've found a single-family home in the same hilltop neighborhood that has dropped nearly 11 percent in price --- from $3,350,000 to $2,995,000.
The home at 41 Castle St. dropped in price April 8, which is good news for anyone looking for a home in this neighborhood famous for its views of the city and the landmark Coit Tower. A walking tour of Telegraph Hill will lead you to some great restaurants with spectacular views, a Gothic church and one of the best bookstores in San Francisco.

41 Castle St., San Francisco, CAThe best feature of the 1,300-square-foot home, built in 1906, is its views of the city from the many large windows throughout the home. According to the real estate agent, those include postcard vistas of San Francisco Bay, the Golden Gate Bridge and downtown. Wish you were here?

The four-level home has four bedrooms, four-and-a-half bathrooms, a home office, a large living room with fireplace, a dining room, kitchen and a separate library/'family room. There are also skylights, crown moldings, high ceilings, three marble fireplaces, custom built-ins, a two-car garage, decks and a patio with landscaped yard.

The average listing price for similar homes is $3,060,000, and the average sale price for similar homes is $2,708,000.
