Val Kilmer's Santa Fe Ranch -- on Craigslist?

It includes seven miles of breathtaking river frontage along the Pecos River, 30 minutes out of Santa Fe, N.M., that it took actor Val Kilmer many years to amass. But now the "Batman Forever" star is unloading his 6,000-acre Pecos River Ranch, which includes a 10-bedroom, 10-bathroom home of 11,573 square feet, with 10 natural springs, world-class fishing and more than 50 miles of hiking and biking trails.

The property was first listed by Orvis/Cushman Wakefield in 2009 for $33 million but did not sell. In July 2010, it was listed with Darlene Streit of Santa Fe Realty Partners for $28 million. Darlene just dropped the price to $23 million and posted the listing for sale on -- of all places -- Craigslist. And Streit says queries are rolling in.

Craigslist for a $23-million spread?

"We get good results from Craigslist," says Streit. "We do it as part of our comprehensive real estate marketing program, part of our presence to be in 400 places on the Internet."

Real estate
marketing for a community like Santa Fe, where many people own second homes, fares better on the Internet than in print media, says Streit, and Craigslist is part of Search Homes for Sale Browse through photos of millions of home listings or search foreclosure listings that.

For example: Streit is listing an 18,000-square-foot, 16-bedroom Retreat Center in Santa Fe for $7.5 million. (See photos below.) She put it on Craigslist. The people who found it were not exactly the people looking for a community room with kiva fireplace, Japanese gardens, three guest lodges or meditating gardens, but they found Streit and her other listings through THIS listing.

"You never know when one thing will lead to another," she says. "Any inquiry is a good inquiry."

The Santa Fe market is not as soft as some think, Streit says, and sales volume has moved up over the last year. Santa Fe didn't have the meteoric rise in values that other states had -- like next-door neighbor Arizona, and California. A lot of people who live here have high-net worth, she says, and own second homes. So the Santa Fe market has been protected.

Except, of course, for a $10-million drop on Kilmer's place. Why he's moving, Streit won't say. Kilmer was flirting with running for governor of New Mexico this year, but ultimately decided not to.
