The new listing comes shortly after Craig, 78, put her next-door thoroughbred race horse training farm on the market for $29.9 million. As reported by Real Estalker, Rancho Santa Fe is considered one of the most expensive and exclusive zip codes in the country.
Craig, who founded her eponymous company in the early 1980s with her deceased husband Sidney in Australia, created millions marketing diet plans with the help of everyone from Kirstie Alley to Monica Lewinsky and Queen Latifah. The Craigs eventually sold their company via a private equity firm to Nestlé in a deal valued at nearly $600,000,000.

Nicknamed The Villa, Craig's 10,000-square-foot Mediterranean home was originally purchased in 1997 from the estate of Pete Rozelle, the former NFL commissioner. The 3.37-acre property boasts four bedrooms, a sizable fitness room, an outdoor pool and tennis courts, as well as a 550-square-foot two-bedroom guesthouse. Set on a private bluff with spectacular views of the Pacific, sweeping staircases, soaring ceilings, and intricate carved wood, the Villa was probably the perfect jewel for the diet diva to entertain her celebrity endorsers but may lack a certain je ne sais quoi once Craig gets rid of the horse farm.
Billionaire mansions come and go, but those of America's technology kings have a unique hold on the imagination -- so much so that hungry tech blogs can easily speculate on the real estate follies of the tech gods, regardless of the reality.

Take, for example, Gizmodo's "Exclusive: The Plans for Steve Jobs' New House."

Nearly everyone knows that in August, after almost a decade of delays, the Apple CEO was finally granted a demolition permit to tear down the now-dilapidated 1920s Woodside, Calif. estate of copper magnate Daniel C. Jackling, where he plans to build his own house. On Tuesday, Gizmodo released what it said were exclusive blueprints of the mansion.

There's just one problem: The plans that the site chose to show (see below) were scanned from Woodside's June 2009 Town Council Agenda, and were for the sole use of estimating the environmental costs of various demolition alternatives for the Jackling House.

Designed by famed California architect George Washington Smith, the 17,250-square-foot, 14-bedroom Jackling House was once a pristine gem of Spanish Colonial Revival architecture. Jobs bought the six-acre property in 1983 at the tender age of 29, with the explicit intention of tearing it down. "[It's] one of the biggest abominations of a house I've ever seen,'' he was quoted as saying in The New York Times in 2004, when he first applied for a demolition permit. The house was ''poorly built. It was never really a very interesting house to start with, so I think I could build something far, far nicer and far more historically interesting down the road."

Although Jobs was granted that demolition permit, local preservationists and fans of George Washington Smith fought back. While Jobs' representatives pressed his case to the Woodside Town Council, groups such as Friends of the Jackling House protested. The documents that Gizmodo copied date from 2006, and were presented as part of a 2009 cost estimation of the environmental impact of various demolition scenarios -- hardly an exclusive look at Jobs' future residence.

"Mr. Jobs' representatives haven't submitted anything in years," says Susan George, Woodside's town manager. "This looks like a rehash with a bunch of assumptions added to it." The plans were prepared to show how "someone could take this house and essentially bring it up to modern standards without denigrating the original," she says.

Now that Jobs has been given the go-ahead to demolish the house, she says, "That's not going to happen. You know that, right?"

No doubt, those hungry for a few morsels about the new house Jobs may build will find their curiosity whetted by the drawings. If you've ever been in an Apple

store, you'll appreciate that the plans were authored by the firm of Bohlin Cywinski Jackson, architects of many Apple retail outlets. The plans say that Jobs' new house will be a modest 4,910 square feet -- a third of the size of the Jackling House, with just five bedrooms and a simple three-car garage. And while the plans suggest that there will be plenty of windows and decks (no doubt furnished with the dappled glass and bleached woods plentiful in Apple stores), they are far more explicit about how Jobs will landscape the property and protect the local flora and fauna than what the house will look like or contain -- just what you'd expect from a dated environmental impact analysis.

You can't blame Gizmodo for trying. After all, who can forget Jobs' neighbor and friend, Larry Ellison, and his 8,000-square-foot pseudo-Japanese estate, replete with two wings, guest home, three cottages, five-acre lake, two waterfalls and two bridges?

And what about Bill Gates's 66,000-square-foot mansion, so gigantic that its 2009 property taxes were reported to be $1.063 million on a total assessed value of $147.5 million? Nicknamed "Xanadu 2.0," Gates' home is supposedly the test case for the Microsoft future, featuring a Windows server that adjusts temperature, music, and lighting based on guests' preferences. (No word on whether it runs XP or Windows 7.)

While this suggests that Jobs' home may not be as grand as these, it will undoubtedly be the standard bearer of all Apple goodness. But when that will be is anyone's guess.

According to Woodside's town manager, it will be at least another 60 to 90 days and possibly a year before Jobs' team even completes the process to get a demolition date on the books. And there is much to be done, including figuring out how to ship off whatever architectural gems are to be salvaged to the town of Woodside, the San Mateo Historical Society and the George Washington Smith collection at UC Santa Barbara.

"Some people in town are sorry that it's going to be taken down," says George, "but frankly most people don't care."

Most people, she might have said, but not the editors of Gizmodo. They may have had other kinds of payback on their mind.
Cary never told his wife about the calls. "I've worked my whole life and paid every bill on time," he said. "I'm just two payments behind, but the bank won't talk to me."

This week, an unlikely source is coming to the rescue of people like Cary. Fannie Mae, one of the nation's two giant government-sponsored enterprises (GSEs) guaranteeing mortgage lending, unveiled a new website, KnowYourOptions.com, designed to take the sting and shame out of seeking help against foreclosure.

Cary is hardly atypical. Anyone who has ever fallen behind in their mortgage has probably had at least one moment when they realized that their home could be taken away from them. Once the bank starts calling for its money, fear, shame and loneliness are natural feelings. At that moment, friends, family, banks and accountants -- and all the power of government programs to help homeowners -- seem powerless to help. Worst of all, many of the websites that say they can help are foreclosure scammers in disguise.

"We started KnowYourOptions because we've learned everything about this situation there is to know," says Jeff Hayward, the Fannie Mae senior vice president who masterminded the site. "What makes it unique is that as an investor in mortgages, we see every mortgage. We were going to loan fairs and outreach events early in the crisis, so we saw exactly the kinds of questions borrowers needed answers to. Banks are right in the thick of it, they have to service the mortgages. We may be in a better position than they are to help."

From the virtual video tour that greets you the moment you visit the site's home page, KnowYourOptions does a terrific job of helping homeowners facing foreclosure find unbiased assistance in sorting out the mass of private and public assistance programs. With easy, step-by-step directions, the site guides you to simple financial solutions designed to help you stay in your home. Or not: Unlike other mortgage modification websites, KnowYourOptions doesn't assume that the only way forward is to cling to your home.

Instead, the site details options to stay or to leave -- what it calls "graceful exits" -- and does so with smart videos from people who've walked in your shoes. (The site even accommodates Spanish speakers, many of whom were disproportionately affected by the subprime lending boom, with a one-to-one translation of every video and webpage.)

Although a website probably can't calm the palpitations that accompany the receipt of a certified foreclosure letter from the bank, KnowYourOptions takes care to help homeowners know that they are not alone. Leads to mortgage companies and loan companies abound, and calculators that are tied to PDF document generators -- so you can e-mail the results to yourself and others -- will prepare you for calling your lender.

After all, says Hayward, servicers are overtaxed, and when you call, you need all the ammo you can, "so you can keep the servicer engaged."

"The banks are deluged," he says. "They acknowledge they have their problems, but it's better for everyone if the information is out there and in the public so they can process even more people."

KnowYourOptions.com isn't perfect -- its calculators could contain more financial detail and the site should have a more comprehensive list of banks and mortgage lenders on the site. (Hayward says it's coming) But it goes a long way toward easing the terror of foreclosure and, instead, putting real options on the table.

Just one look at Dan and Barbara Nostros' Ridgewood, N.J. home tells you that the last thing this couple ever thought they'd do is downsize to a smaller house. Nearly 3,500 square feet with four bedrooms, the Nostros' home has the feeling of a warm cocoon that's slowly expanded over the 12 years the family has lived there. A kitchen with a large, central cooking island. Generous bedrooms with big windows and closets galore. A living room with terrific built-ins.

Everything seems to have its place -- but the Nostros. Ever since their 20-year-old left three years ago for college in Los Angeles, the family has been spending less and less time in Ridgewood. Two years ago, Dan and Barbara decided to rent a small home in Encinas; last year they also rented a pied à terre in Manhattan because Dan was spending so many nights working in the city.

Now the Nostros have sold their Ridgewood home, and are diving back into the market, but not without some trepidation. What's the right mortgage product for baby boomers who have a newly empty nest and are just starting to enjoy the good life?

We asked the What Works Now panel to sort out the kinds of mortgage products the Nostros should be considering and what financial products are best, given their lifestage and needs. As expert Regina Lewis says, the Nostros are in an enviable position, but when it comes to mortgages, the days of one-size-fits-all are over.

There are still plenty of options for consumers, although the number of products offered by the banks have somewhat decreased since the bad old days when negative option loans were offered by some lenders. The most common loan today, says Todd Dal Porto, Bank of America Home Loans Enterprise Sales Executive, is the good old-fashioned 30-year-fixed-rate loan that amortizes (or draws down to zero) over the life of the loan. Today, there are more options available on the traditional fixed loan: You now can get them in 25-, 20- and even 15-year durations.

The other major type of loan product available is a variable -- or adjustable rate -- mortgage, sometimes known as an ARM. In these mortgages, the interest rate is fixed for the initial period of the loan -- five, seven or 10 years. "There's typically a discount, a lower rate for that shorter fixed period," says Dal Porto. "But often people like the security of the fixed rate for that entire time."

Which mortgage do you think is best for the Nostroses?

30-year fixed rate: The gold standard. Go for stability!

1295 (25.6%)

20-year fixed rate: This isn't your first rodeo. You can afford it.

2836 (56.0%)

10/1 ARM: A little more risk but a little more cash flow.

929 (18.4%)

So how do you know which you're a candidate for?

As Lynnette Khalfani-Cox -- a.k.a. The Money Coach -- says, first look at how long you're going to live in your new place. In the Nostros' situation, they're probably not looking to move any time soon. That much is obvious. If you're not thinking of moving in the next decade, buying a three-, five- or 10-year ARM probably doesn't make much sense.

But beyond the length of time the Nostroses are considering staying in their new home, Khalfani-Cox says the couple has other things to consider, like: How do they want to live? Since the Nostroses are thinking of moving either to New York or Los Angeles -- two of the most expensive markets in U.S. real estate, Cox says they should think long and hard about what kind of lifestyle they would have. "Will you travel more, will you see the grandkids a lot more?" says Khalfani-Cox. "What will your healthcare costs be during retirement? What kind of taxes are you likely to pay in some of those high-cost areas?"

Knowing how well the Nostroses have handled their finances until now, it's a safe bet that we're likely to find them kicking back in their new home pretty soon. They're on their way to figuring out What Works Now.
The classic truism of real estate is that buying a house is the biggest investment you'll ever make. But as Meghan Daum's pitch-perfect memoir of real estate obsession, "Life Would Be Perfect If I Lived in That House," makes clear, the financial investments of owning a house probably pale next to the emotional investments, and can often be more ruinous.

Sketched over the story of the 30 or more residences Daum has lived in from childhood to the day she gets married, "Life Would Be Perfect If I Lived in That House" is not a real estate memoir per se. Rather it's a witty settling-down story of Daum's journey through a prolonged adolescence; life in college dorms; early days as a journalist in New York; her flight from the big city to (of all places) Lincoln, Neb.; and, finally, her arrival in Los Angeles. There, after many fits and starts, she finds the house (and man) of her dreams.

It is, as Daum writes, "the story of what happens when, for whatever reason, your identity becomes almost totally wrapped up in not who you are or how you live but in where you live."

In her often glowing writing, real estate becomes the scrim on which she and her family project a life that is "always two stops away from the destination we had in mind for ourselves."
Daum comes to her obsession honestly: through her mother's gradual, growing need for independence from her father, whom she portrays as a cranky, eccentric composer. Growing up in Austin, Texas and then suburban New Jersey, where her parents moved to find better career opportunities for her father, Daum watches as her housewife mom struggles for identity and yearns for better things. Whether she wants a nicer home or a different lifestyle isn't clear, because Daum describes the family sport as visiting open houses, even when they are happily ensconced in a new home. What is clear is that as the marriage starts to come off its rails, the core of its dissolution is a steady drip of resentment and snobbery, a failure to take the real creative and emotional risks that finally might lead to that promised destination.

Indeed, it leads to a very different kind of real estate search altogether.

For the rest of the book, Daum tells us how this heartbreak DNA comes to dominate her own real estate history, as she escapes from one bad house (and boyfriend) to the next. No matter where she is, it's all about the next place, the next fantasy: From her parents' suppressed suburban life to a fancy college. And then to the fantasy of a writer's life on Manhattan's Upper West Side. From the Upper West Side to the fantasy farmhouse in Nebraska. From the farmhouse to the uber-hip Hollywood houses that you find in Dwell magazine.

Daum is perpetually in the grip of what she cannot own, and the houses envelop her, pushing all else -- boyfriends, friends, her writing career -- to the side, as her fixations overwhelm her. Until finally -- after all the broken ranch-houses and rancid farmhouses and puny apartments -- she finds one, the L.A. house (and guy), that can cure her of her restlessness. At least for a while.

Daum, a Los Angeles Times columnist who is also the author of the essay collection "My Misspent Youth" and the novel "The Quality of Life Report," manages to infuse her story with an unpretentious honesty that is often laugh-out-loud hilarious while plumbing our emotional real estate investments.

In doing so, she has turned what could have been be a standard "chick lit" memoir into a deeply told tale of how real estate has come to own us in its deepest, darkest, most emotional roots.

Permalink | Email this | Comments

Li'l Wayne's Smokin SoBe Rental

Give it up for Li'l Wayne. The man sure seems to know a good real estate deal when he sees one. But pity the poor real estate agents so desperate for benjamins they have to leak word they're showing Li'l Wayne's li'l rap star rental.

According to the New York Post, Wayne is renting a 3 bed, 2 bath South Beach condo up for sale for $520,000. Potential buyers are supposedly being warned that this ain't your mama's showing with oatmeal cookies smelling up the kitchen. More like a rap video, with scantily clad (bra 'n' panties) girls at the door, hip hop blaring, and plumes of SoBe's finest chronic (marijuana) billowing out the door. Sounds like just another day at Mr. Wayne's place, doncha know. But do the math and something seems awry.

According to the Post, Wayne's rental is for sale at $520,000. Now we don't know how much Wayne is renting for or whether his rental is in the same location as the $3.1 million condo he reportedly owns in the Murano Grande South Beach, but if the properties for sale in the condo are to be believed, someone's getting a dynamite deal. Right now, there are eight condos for sale in the Murano Grande, from 2,000 to 3,000 square feet, priced from $1.25 to $2.35 million--an average of approximately $675 per square foot. Unless Wayne's rental is on the other side of town as the Murano (unlikely) or very tiny (equally unlikely), the $520K price tag for a 3 bedroom, 2 bath condo makes no sense. Nor does it make sense for real estate agents to parade clients through his supposedly immaculate crib ("tee shirts hanging neatly in the closet").

Unless of course there's something wrong with the place (or the reporting). We're not sure who's smoking more chronic--Li'l Wayne or Page Six--but either way, something's wrong with this picture. If you know more, let us know. We're always interested in keeping up with the SoBe hang.

Permalink | Email this | Comments

Girls Next Door get new arrangement

If anyone knows the pains and passions of renting, it's the Girls Next Door, Hugh Hefner's party-hearty girlfriends and roommates in the Playboy Mansion and the stars of the E! channel reality show Girls Next Door airing Sundays at at 10:30pm ET.

The first Girls Next Door -- Holly Madison, Bridget Marquardt and Kendra Wilkinson -- had six seasons of madcap romantic mayhem with their now 83-year-old ex-boyfriend before scattering to the four corners of the earth (or at least Hollywood). Bridget left to film a Travel Channel series on sexy beaches; Kendra split to marry Indianapolis Colts wide receiver Hank Baskett; Holly was so unhappy with life with Hef -- no marriage, no kids, just 24/7 fun -- she just up and left to do some topless burlesque and star in her own reality TV show. Planet Holly, doncha know.

Of course, just because Hef's first three girls-next-door didn't work out, doesn't mean these next three won't. It all began last March, when Hef topped his own inconceivably good luck by anointing three new women as his official galpals and live-in roomies: the 20-year-old twins Karissa and Kristina Shannon and 23-year-old Crystal Harris, who just happens to be a real estate agent.

We recently interviewed Hef's new girlfriends at AOL studios in Hollywood and asked them to tell us all about their new beau, new home, and new, um, arrangement. Crystal, a former real estate agent, even told us about the sale of Hef's "personal mansion" for $18 million.

Gutters full of cigarette butts and empty beer bottles

A broke beer dispenser on the barbecue island

Permanent spit marks on exterior paint

Broken light covers

Bent light posts

Broken tiles

Dead trees and plants due to failure to water

Drawings all over the walls

A room that was turned into a studio (without the owners' permission)

Broken dishwasher ... with broken baskets

Dismantled smoke detectors

Front driveway oil-leak damage

Master bathroom windows tinted (without owners' permission)

Just a quick look at TMZ's snaps though, shows that the damage K-Fed's rental sustained may not be as severe as the damage the man is doing to his lungs. TMZ asks "how the hell could he raise his two little boys in a bona fide dump with dismantled smoke detectors and exposed electrical wiring," but if we were the custody judge-or Britney Spears-we'd be asking how his kids are handling all that second hand smoke.

View Poll

Permalink | Email this | Comments
