	<span style="font-size: 10pt;">"The agent told us that the commission was 5 percent to 7 percent, and that we should pick it," recalls Nancy. "She seemed to be very ethical and honest, and she was very up front that if we picked a 5 percent commission, it wouldn't make any difference in how she worked to sell our home."<br />
	<br />

	<span style="font-size: 10pt;">Yet the couple didn't automatically opt for the lowest amount on the scale. Instead, they asked <a href="http://realestate.aol.com/blog/2010/09/15/top-questions-to-ask-a-real-estate-agent/">smart questions</a> so they could better understand the commission structure and its <a href="http://realestate.aol.com/blog/2010/10/04/the-basics-of-a-real-estate-agents-commission/">potential impact on their deal</a>. "We talked about how the commission affects your ability to sell the house," says Rick.</span></div><style type="text/css">

When you're ready to list your home, you need to be equally inquisitive about your agent's commission. Here are three ways to save money on commissions without compromising your home sale:<br />

<br />
<strong>1. Remember, commissions are negotiable</strong><br />
<br />
Many consumers don't realize that the so-called "standard 6 percent commission" doesn't exist. Anti-price-fixing laws require that real estate commissions be negotiable. While the Razzanos' agent indicated that she wouldn't list the home for less than a 5 percent commission, there's no set rule that dictates how little you pay.<br />
<br />
Though the Razzanos' agent said that she did not believe a lower commission would prevent showings of the property by other agents (who receive a share of the commission in exchange for bringing a buyer), some agents do counsel against settling on too low a commission for exactly that reason. Before you commit to working with an agent, interview at least three prospects and discuss how much of the commission each plans to share with the buyer's broker.<br />

<strong>2. Know what you're getting for what you're paying<br />
</strong><br />
Some agents confidently request a 6 percent or 7 percent commission, and they may be worth every penny. But you should know what you're getting before agreeing to an amount. When you interview agents, ask: What do you do that other, less expensive agents don't? What justifies a commission higher than I'd pay with another agent?<br />
<br />
For example, if your home is a <a href="http://realestate.aol.com/information/luxury-homes">luxury property</a> in an exclusive area, it may cost more for your agent to advertise in high-end, exclusive publications and websites that cater to that crowd. Or perhaps your agent is one of the top in your area and has a vast pool of contacts. It may be worth paying more to easily reach that top agent's network.<br />

<strong> 3. Commission-based payments aren't your only option</strong><br />
<br />
In the past 10 years, there's been an explosion of companies that offer alternatives to real estate commissions, from <a href="http://www.ziprealty.com" target="_blank">ZipRealty </a>to <a href="http://helpusell.com" target="_blank">HelpUSell</a>. They run the gamut from flat-fee brokerages that charge you a set fee to list your home in your local Multiple Listing Service to a la carte brokerages, which offer a range of services, each priced individually.<br />

The Razzanos considered listing with a discount brokerage. "We did think about it," Nancy says. "But many of them don't do any special advertising, and I know that some agents don't go out of their way to show those houses." Because the Razzanos already owned another home, they chose to go with a 5 percent commission to an agent. "In our predicament," she says, "we decided our best bet was to sell the house faster rather than more cheaply."<br />

"When we bought our house, I don't know if I understood that our agent's commission came out of the amount the sellers were paying their agent."</div>

	However, now that Razzano and his wife, Nancy, are selling their five-bedroom, three-bath home, they're much savvier about real estate commissions. They asked their agent pointed questions about what she'd charge and carefully considered the amount they'd be willing to pay.<br />
	<br />
	If you're about to <a href="http://realestate.aol.com/blog/2010/09/14/terms-every-seller-should-know/">list your home</a>, you should know the basics of your real estate agent's commission. Here are key things to understand:</div><style type="text/css">

	<b>1. Commissions are negotiable. </b>The Razzanos agreed to a 5 percent commission as the amount that they would pay their listing agent. Real estate commissions are negotiable, and they typically range from 3 percent to 7 percent of the <a href="http://realestate.aol.com/blog/2010/08/17/how-to-price-a-home-to-sell-fast/">sales price</a> of the home.<br />
	<br />
	<b>2. The listing agent doesn't get to pocket the whole commission. </b>Usually, the amount you pay gets split four ways. It's shared among your listing agent and her broker, the cooperating agent (that's the agent who brings the buyer to the table, who's also called a selling agent or a buyer's agent), and the co-op agent's broker. Let's use a 6 percent commission on a $250,000 home as an example. In that case, you'd pay your listing agent $15,000 at the closing. Assuming the parties have all agreed to split the commission evenly -- which happens, but not in every sale -- each would take home $3,750.</div>

	<b>3. The commission structure affects the salability of your property. </b>When you're getting ready to list your home, you should <a href="http://realestate.aol.com/blog/2010/09/15/top-questions-to-ask-a-real-estate-agent/">interview at least three real estate agents</a> and ask each the commission that that they'll charge. But don't take that amount at face value. Ask questions to find out why agents believe that they're worth a particular commission and the services they offer that agents charging lower commissions don't provide.</div>

	Also ask how much of the commission will be shared with the co-operating agent. For example, you may agree to pay a 6 percent commission to your listing agent. However, your agent may intend to offer co-op agents only one-third of the amount you pay. That could harm your ability to sell your home quickly, because cooperating agents will be less motivated to show a home on which they'll get paid less than if they sold another home with a higher co-op fee.</div>

	The same works in reverse. Perhaps your agent is planning to grab the attention of co-op agents by offering them more than half of the 6 percent she'll receive. Whatever your agent's plan, you should be fully informed because it could affect your ability to sell your home.</div>

	<b>4. You don't have to pay a commission at all. </b>In addition to traditional real estate companies, which operate on the commission-based model outlined above, there are also an increasing number of non-traditional brokerages. You can choose a company that charges a flat fee, for example. <a href="http://www.helpusell.com/">Help-U-Sell </a>charges a set fee that varies throughout the country based on local marketing costs. Other non-traditional brokers, like <a href="http://www.assist2sell.com/">Assist2Sell</a>, offer a menu of services at different price points.</p>

	The drawback is that you may not get all the services that you'd receive if you went with a traditional brokerage, and some real estate agents refuse to sell homes listed with a non-traditional brokerage. Those negatives, however, may be offset by the savings you receive. Only you can make that evaluation.<br />

As Gordon learned, hiring the right agent is more complicated than just taking friends' recommendations (though that's a good start). You have to do some homework. Here are seven questions to ask before hiring a real-estate agent. The answers will help you identify the agent who's best suited to help market and sell your house.

If not, think hard about whether the agent is dedicated enough to the profession to acquire and develop the skills necessary to succeed.<br />

	<strong>4. How many homes have you sold in the past month, quarter and year? </strong>Sales statistics are a quick way to gauge real-estate agents' competence. "I asked three agents for sales statistics from the last six months, because I didn't think the last month or quarter were fair to evaluate in this economy and my home's market," says Gordon. "The agent I chose sent me a spreadsheet showing his statistics and his company's, compared to others within the last two years."<br />

	<strong>5. What's the average "days on market" for your listings? </strong>The best real-estate agents know their clients and market so well that they sell homes faster than their competitors. Ask agents for data that compares the <a href="http://www.housingwatch.com/2010/08/18/home-listings-only-half-of-last-years-have-sold/">average time it takes</a> them to sell homes with the average time it takes all other agents in the local market.<br />

	<strong>6. What will you do to market my home? </strong>There's a debate among real-estate agents over the value of traditional marketing tools like <a href="http://realestate.aol.com/blog/2010/08/09/open-house-when-its-worth-it-or-not/">open houses</a> and newspaper advertising versus website advertising and virtual tours. "I was looking for a well-rounded plan with print and website ads and Internet virtual tours, along with information on how agents would follow up based on what their web statistics told them," says Gordon. If you're not sure which marketing tools are best, ask agents which tools they think will sell your home, and why.<br />

	<strong>7. How will you keep me informed?</strong> A common complaint among consumers is that after they've hired a real-estate agent, there's radio silence. "That was my biggest problem," says Gordon. "I had to call the agent to call to find out information. This time, I specifically asked agents, 'How am I going to know what's going on?' The agent I chose told me he'd send me market statistics every week. I also told him I wanted to chat every six weeks to see what was selling in my home's market."<br />

	Gordon knows that she asked a lot of her real-estate agent, but she offers no apologies. "I probably drove this real-estate agent nuts," she says. "But I've been very active this second time around."<br />

" We just went with what our friends said," explains Gelardi, of <a href="http://realestate.aol.com/facet-listings-aurora_ohio">Aurora, Ohio</a>. "They knew the agent personally, and she'd helped them."<br />

After their home sat on the market for months with little activity and even less feedback from their agent, Gelardi and her husband, Mike, switched real-estate agents. With their new agent's help, the couple sold their home for the asking price, about $100,000.<style type="text/css">

Gelardi now thinks the low sale price made their first real-estate agent unmotivated to work on the sale. "She's the biggest seller in Aurora, and she sells a lot of very expensive houses," Gelardi says. "You got the impression she thought we were small potatoes."<br />
<br />
Big mistake. The Gelardis turned around and bought a much more expensive house with the help of their new agent, for whom they have nothing but praise. How can you pick the right real-estate agent from the start? Here are four tips gleaned from the hard-won experience of home sellers like Gelardi.<br />

<strong> 1. Don't stop at recommendations.</strong> Sure, it's smart to get recommendations from friends and family. But that's just the first step in your search for the right real-estate agent. Call at least three, and ask them to come out to evaluate your home. A good real-estate agent will bring data on recent comparable sales, help you <a href="http://realestate.aol.com/blog/2010/08/17/how-to-price-a-home-to-sell-fast/">price your home</a>, and suggest <a href="http://realestate.aol.com/blog/2010/08/05/home-improvements-that-get-your-house-sold/">low-cost upgrades</a> that will boost your home's value and help it sell more quickly.<br />

<strong>2. Interview agents like you're hiring them for a job.</strong> Ask agents about their qualifications. How long have they been selling homes in your area? Do they work in real estate full or <a href="http://www.housingwatch.com/2010/09/15/can-a-part-time-real-estate-agent-get-the-job-done/">part time</a>? There are many good part-time agents, but you have to be comfortable signing on with an agent who may not be as available to you (and potential buyers) as a full-time agent would.<br />

Also ask if agents have completed specialized training or earned industry designations in a particular area, such as negotiating, working with first-time buyers, or selling green or historic homes. Another sign of ongoing training and expertise are designations from industry organizations, such as the <a href="http://www.realtor.org/griclear.nsf">Graduate REALTOR Institute</a> (GRI) or <a href="http://www.crs.com/">Certified Residential Specialist</a> (CRS) from the National Association of REALTORS.<br />

<strong> 3. Make sure the agent is a good fit for your home.</strong> As Gelardi learned the hard way, a top seller's agent may concentrate on a particular type of home or price range. If your house doesn't fall within that specialty or price range, that agent may not be qualified or motivated to show your home. The agent also may not have a ready pool of buyers looking for a home like yours.<br />

Ask how many homes similar to yours the agent has sold in the past year, along with how many in your price range and neighborhood. Also ask for MLS data on the average number of days the agent's listings are on the market before closing, and how that compares to the average "days on market" for homes in your area. And don't forget to ask for MLS statistics comparing the original asking price of the homes that the agent listed and the price they actually sold for.<br />

<strong> 4. Ask agents how they'd market your home.</strong> A good real estate agent will tell you the best way to market your home. Beware of agents who talk in generalities or brush you off with a "let me worry about the details" attitude. Get answers to basic questions: Will you hold <a href="http://realestate.aol.com/blog/2010/08/03/last-minute-tips-for-a-successful-open-house/">open houses</a>? If so, how often? Will you place ads in local newspapers or real estate websites and, if so, which ones are best suited for my home and why? Gelardi is happy that she did her homework the second time she chose a real-estate agent. "I can't tell you everything she did for us -- we just love her," says Gelardi, who also learned a valuable lesson: "Sometimes it's not always best to go with the biggest."<br />
